Good morning Kansas City! Ben Fetzer with FreshStart Restoration. It’s a beautiful day here in Kansas City! Going to shoot a quick video. People ask me often should I get a mold inspection? I am purchasing a property I’m already paying for a home inspection. Why do I need a mold inspection and also? Understand the benefits real quickly. Home inspectors are great especially when they are competent and they’re good at what they do. They’ll save you tens of thousands of dollars in potential expenses to your property. And I totally promote them. A mold inspection in addition to that is beneficial because of a couple of things. Number one a home inspector is going to go through and if they see visible mold they’ll point it out and put it on the report and then recommend me in the first place or a professional be called out as a result of what they found with visible mold.
What they usually don’t see is signs of hidden mold. That’s something that takes the experience with the mold removal process and the mold inspection process to be actually uncovered. Take somebody who’s seen it before and knows the signs when they walk through a property that is something just doesn’t look right. There is a wall that’s out of place. This wall is brand new with brand new drywall the rest of it’s obviously older, wasn’t replaced. Why did that happen?. Why does this baseboard not match the rest of the baseboard? It’s newer versus the other side of the room. There are little signs that pros like me are able to identify when they’re doing a mold inspection and can hopefully uncover something that has happened that is going to result in hidden mold being uncovered after you buy the property.
So that’s the main reason that a mold inspection is beneficial to a buyer in a real estate transaction. The second main reason that air quality assessments are beneficial is simply when someone is bothered by the place they live and it’s harming them or it’s affecting their health and they’re not sure why. Mold is one of the things that could be affecting your health. And find out if you have any mold in your property. Doing some air testing to determine your spore levels or spore levels in the property elevated above a normal level or are they normal. It’s just one piece of the puzzle when you’re trying to determine is your house or your property making you sick. Mold inspection and mold testing definitely help.
